Please Take A Moment And Review The Following Information.

The Purpose of this correspondence is to introduce our company's complete AUCTION, APPRAISAL, REAL ESTATE AND MANAGEMENT services to you. Our Method Of Marketing and Selling techniques have historically been the fastest and most effective way to generate the "REAL VALUE" for real and personal property.

Furthermore, the SELLER IS NOT REQUIRED TO PAY A COMMISSION OR SERVICE FEE ON REAL ESTATE TRANSACTIONS. The BUYER pays the commission in the form of a buyer's premium, which is an add-on to the final bid price at the auction.

Generally the seller(s) is/are obligated to pay the marketing and auction expenses in advance. This will be determined by mutual agreement and may vary extensively, depending upon the following: Value of property(s), location of property(s), location of auction (on-site or at a central location), style of brochure (black and white, recommended in most cases and is more cost effective, or full color), aerial photographs, if necessary, extent of "property specific information packages", types of printed advertising, local, state and/or national, if necessary, TV, Internet, radio, video service, slide presentation, extent of direct mail (first class), payroll for showings, site preparation, and auction day, tent(s) and chairs and comfort station rental, if necessary.

Depending upon the type of auction, six (6) weeks is comfortable for us from the time we have the listing agreement and all pertinent information which is available regarding the subject property(s).

We conduct Single and Multi-Parcel Real Estate Auctions, Estates, Business Liquidations, Automobile, Bankruptcies, Foreclosures, Fine Art, Antique and Fund-Raiser Auctions Nationwide. We also have a full service construction equipment and machinery division that offers complete auction and liquidation services. Our company will also purchase partial or complete estates or businesses.

We Work With Attorneys, Government Agencies, at all levels, Municipalities, United States Marshal Service, Federal Deposit Insurance Corporation, The United States Federal Banruptcy Court, The National Rifle Association, Ducks Unlimited, Financial Institutions, Insurance Companies, Private Clients and Major Corporations On A Regular Basis.

Our Company recommends the following three types of auctions, for real estate, each of which should be considered.

1. "SUBJECT TO CONFIRMATION": After the bidding takes place, the seller decides whether to accept or reject the high bid. The seller maintains total control. (MOST COMMONLY RECOMMENDED);

2. "ABSOLUTE": The property is offered to the highest bidder regardless of price. There are "NO MINIMUMS", "NO RESERVES", and "NO BUY BACKS" (SHOULD BE CONSIDERED FOR NO LONGER NEEDED OR USED PROPERTY(S), AND IN MANY CASES WILL GENERATE MORE INTEREST AND A HIGHER DOLLAR RETURN);

3. "ABSOLUTE WITH AN ADVERTISED MINIMUM OPENING BID": The same terms as above, provided the advertised minimum is met. (RECOMMENDED ONLY IN CASES WHERE THE PROPERTY(S) MINIMUM CAN BE ADVERTISED CONSIDERABLY LOWER THAN THE REAL MARKET VALUE).

There are many advantages to the auction method. For example, the seller will know what day and time your real or personal property will sell, and the seller pays "NO COMMISSION" or "SERVICE FEE" on real estate transactions. Furthermore, a well advertised auction will generate the "REAL VALUE" of your real and/or personal property, produce a "NON-CONTINGENT" purchase and sale agreement and all "CLOSINGS SHALL TAKE PLACE WITHIN 30-45 DAYS POST AUCTION". The auction eliminates the negative haggling and produces a competitive crowd of qualified prospective buyers, which will increase the bottom line dollar of revenue generated.

We have had the opportunity to work with several municipalities, such as Sullivan County, NY selling 756 of the 980 properties offered at the auction, The City of Amsterdam, NY, selling 43 of the 60 foreclosed properties, including the former "Coleco" Company Toy Manufacturing facilities, The Town of Rotterdam, NY, whose land auction we conducted selling 22 of the 24 properties offered at the auction, generating $200,000.00+ for the town in one evening. We also conduct The City of Troy, NY, Tax Foreclosure Auctions on an annual basis, and The County and City of Schenectady, NY, Plus 100's of others.
